Tenants
We understand that moving can be a stressful experience. That is why we strive to make the entire moving process as simple as possible for you.
We can arrange everything as part of our all-inclusive service, from viewing the property to moving in and beyond. We can even handle the tedious tasks like setting up utilities and insurance!
Working seven days a week? Do you have plans for the weekend? Having difficulty finding time to view properties during office hours? Why not call us and take advantage of our convenient viewing hours? To accommodate you, we can schedule viewings outside of normal office hours.
When you find a property you like, you must fill out an Application Form and pay a deposit to secure it.
Our tenants are all properly referenced, but this does not have to cause a delay in your move. We provide a quick turnaround, and you can even complete your own forms online through our website to expedite the process.
RENT AGREEMENT
This is a legally binding document that is typically in the form of an Assured Shorthold Tenancy. Once signed, you will be required to continue making payments until the term ends.

To cover your liabilities and protect against any damage caused, all tenancies require a deposit to be held for the duration of the stay.
RENT
Rent is typically paid monthly, in advance, and via Standing Order.
UTILITIES
In addition to your rent, you will be responsible for your own utilities, which include gas, electric, water, council tax, telephone connection and rental charges and TV licence. We can set up the majority of these accounts for you. Simply inquire during the application process, and we will gladly assist you.
INSURANCE FOR CONTENTS
You are responsible for insuring the property’s contents. We can provide you with a competitive policy that meets all of your insurance needs while saving you hours of Internet research!
Landlord
We know that each Landlord has different needs, so we offer both “let only” and “fully managed” services that can be changed to fit each Landlord’s needs.
We have our own investment properties, and we would take care of yours just as well as we do ours.
Our landlords are our top priority, so we know we have to go above and beyond to meet your needs and take care of your property. Our goal is to rent out your property quickly without sacrificing the quality of the person who moves in. Because of this, we make sure that our services fit your needs.
ADVERTISING
The properties are actively advertised. We won’t just wait around in the office for the phone to ring. We put ads for your property on Rightmove, Property Live, our own website, and in the local paper to get as much attention as possible.
We use SMS in addition to phone and email to make sure that all people who might be interested in your property get a chance to see it first.
Our unique signs will also make sure that no one misses the chance to look at your house. When you add this to the fact that you can watch outside of office hours, you can see that we will go out of our way to get and keep your business.
SELECTION AND MANAGEMENT OF TENANTS
All possible renters are carefully checked out to make sure that you, the landlord, get the best people to live in your home. We think it’s important to be thorough at this early stage to protect you and your investment from any problems that might come up later.
Before you move in, we’ll make a detailed inventory of the property, which we’ll use to check for problems at the end of the lease.
All of the properties are checked every three months and the results are sent to you so you can look at them and make comments.
We have a team of tradesmen ready to take care of your maintenance needs, and we’ll work directly with them to make sure the work is done quickly, well, and for the best price possible.
